Dirt work

From raw land to build-ready.

One call covers the clearing, the pad, the drainage, and the material — because the same family owns the equipment and the trucks. No brokers, no waiting on somebody else’s hauler.

Materials, delivered

The right dirt for the job.

Select fill and topsoil are not the same thing, and putting the wrong one under a slab gets expensive. Pick a material below — and if you’re not sure, say what you’re building and we’ll tell you straight what it needs.

How it works

Five steps. No surprises.

Most dirt-work headaches come from vague quotes and no-show equipment. Here’s exactly how a job runs with us, from the first call to the final walk-through.

  1. 01

    Call or Send the Form

Tell us what you’ve got — an overgrown lot, a wet driveway, a pad to build, or a load of fill you need dropped. A person answers, not a phone tree.

  2. 02

    We Walk the Land

For dirt work, we come look before we quote. Slopes, trees, gates, soft spots — the stuff that changes a job gets found before the work starts, not after.

  3. 03

    Straight Price, In Writing

You get a fair number and what it covers. Material loads are priced per load, delivered. No mystery line items, no “while we were out there” charges.

  4. 04

    The Equipment Shows Up

Our trucks, our machines, our schedule to keep. When we give you a day, that’s the day the dozer comes off the trailer.

  5. 05

    Walk It With Us

Before we load out, you walk the finished work with us. Grade where it should be, drainage running the right way, site cleaned up — then we call it done.

Step one costs nothing.

Who we are

Two companies.
One family. One call.

Plenty of outfits will quote your dirt work, then broker the hauling to whoever answers the phone that week. We’re built different on purpose: the land development company runs the equipment, the trucking company runs the loads, and the same family runs both. When your fill shows up, it’s our truck in your driveway.

That’s the whole pitch. Fair prices, materials priced by the load, and work we’re willing to walk with you when it’s done.

Family owned

A family company started in 2021, backed by more than thirty years of trucking and land work. When a truck shows up at your gate, it’s the owner driving it.

Our own iron

Dump truck, dozer, skid steer and attachments, with access to a full fleet of heavy equipment when a job calls for more.

Registered carrier

EAF Ventures LLC is an FMCSA-registered motor carrier — USDOT 3828827, active and inspected. Look it up; it’s public record.

Our word

How we keep the phone ringing.

Dirt work runs on referrals. Around Magnolia, one badly-graded pad follows you for years — so these four things happen on every job, no matter the size.

A fair price, in writing

We price the job, not the neighborhood. You get a written number and what it covers before a machine starts — and it doesn’t grow while you’re not looking.

On time, on budget

When we commit to a day, the equipment shows up that day. When we commit to a number, the invoice matches it. That’s how repeat customers happen.

Straight answers

If a cheaper material does the job, we’ll say so. If your plan won’t drain, we’ll say that too — before the work, when it still costs nothing to fix.

We answer the phone

Weekday or Saturday morning, you get a person who knows your job. Small family company: the line between you and the owner is one ring long.

Dependable results, on time and within budget.

Hold us to it — get an estimate
Fair questions

The things people ask before they call.

It depends on what we find — acreage, how thick the growth is, how far the haul runs. That’s why the estimate is free and in writing: you get a real number for your land, not a guess off the phone. Material loads are priced per load, delivered, based on material and distance. Call (832) 704-1783 and we’ll give you a straight answer.

We keep a working schedule, not a waiting list. Call and you’ll get a real date for the walk-through and a real date for the work — and we keep the dates we give. Material deliveries usually move quicker than equipment jobs since the trucks are already rolling most days.

Both companies are Texas LLCs, and EAF Ventures LLC is an FMCSA-registered motor carrier — USDOT 3828827, active with a clean inspection record. That’s all public record you can look up yourself, and we’re happy to walk you through the paperwork before any job.

Yes. A single load of select fill, a culvert washout, a short driveway — that’s a normal day for us, not a favor. Small jobs done right are where most of our repeat customers started.

Select fill is a clay-sand blend that compacts hard. It goes under slabs and pads. Bank sand is cleaner and finer, for leveling and dressing. Topsoil is the growing layer for grass and gardens. Put topsoil under a slab or select fill on your lawn and you’ll regret both. Tell us what you’re building and we’ll match the material to it.

Three things help every job: know where your property lines are, mark anything buried (septic lines, sprinkler heads, and call 811 for utilities), and make sure a loaded truck can clear your gate. We’ll cover all of it on the walk-through, so nothing surprises either of us on work day.
